This site does not benefit form planning permission, but is surrounded by other housing developments both private and LA, and has had lots of interest to acquire and whilst we did not initially secure this at the outset via unconditional offers, the successful bidder tried to negotiate on the deal post submission and delay pending their planning application – so the agents offer this to us based upon our communication and professional in dealings with them on this and other potential deals.
Our fall-back position for this site is conservative and the full planning is being designed at this time and we anticipate having full planning in and secured by completion – completion was delayed due to covid and continued use by the ambulance service which has given us a fortuitous planning window.
Our fall-back position is for 4 semi-detached each being 100sm per unit, and 2 detached houses each being 110sm per unit – total GIA build area 660sm. Full design and layouts and further scheme options are being considered and this site will be considered as a gated development or maximised as adjoining site by an RSL with terraced style mews housing.
