ABOUT THIS PROJECT
Purchased outright with our own funds for £92,500, this freehold site initially held outline planning consent for two dwellings. Following a detailed review of local demand, site potential, and boundary opportunities, we submitted and secured full planning permission for an enhanced scheme—resulting in a valuable planning uplift and stronger return on investment.
Despite a uniquely shaped plot, our design-led approach allowed us to sensitively increase density,
achieving approval for three well-proportioned terraced homes. Each property offers 115 sqm of internal space, with open-plan living areas, landscaped rear gardens, and dedicated off-road parking.
The layout complements the character of the surrounding area while delivering homes that meet real lifestyle needs.

SITE SECURED
In May the site was cleared and secured ahead of construction starting.
SUBSTRUCTURE
We are planning to break ground in July once all pre commencement conditions have been satisfied.
SUPERSTRUCTURE
Ground and first floor brickwork will be completed with the roof installed and windows fitted, ready for first fix.
FIRST & SECOND FIX
All electricity, heating and plumbing will be complete and all internal walls plastered with fixtures and fittings in ready for the homeowners design choices to be implemented.

SITE IN PROGRESS
We have secured this project and currently looking for investment. We have our initial drawings and are looking forward to start construction.
